Our school’s tax base growth factor went from 1.0025 in 25-26 to 1.0061 in 26-27. What does this mean?
In plain terms, our district’s taxable property base grew modestly, but meaningfully, year over year.
- New construction
- Major renovations/additions
- Property improvements that add value
- 2025–26 TBGF: 1.0025 → 0.25% real growth
- 2026–27 TBGF: 1.0061 → 0.61% real growth
The tax levy cap formula roughly works like this:
Allowable Levy Increase ≈ Inflation Factor × Tax Base Growth Factor (TBGF)
So when your TBGF increases:
- The community is allowed to raise more total levy without exceeding the cap;
- The additional levy comes from new value, not higher taxes on existing taxpayers
This increase suggests:
- New or expanded development in the district
- Capital investment (commercial, residential, or mixed-use)
- A strengthening local tax base
- Long-term fiscal sustainability
- Reduced pressure on future tax levy growth
- Smarter multi-year financial planning
Our tax base growth factor increased from 0.25% in 2025 to 0.61% in 2026, which means our community experienced real growth through new investment. That growth helps the district generate additional revenue capacity without shifting the burden onto existing taxpayers.
Bottom Line
?? Good news financially
?? More levy flexibility under the tax cap
?? Evidence of local investment and growth
?? Supports stable, predictable budgeting
